Q: How do I know that I can trust you?
A: A very fair question, and one we are happy to answer! We have been in business since 2016, an have done about 200 real estate deals since then, so we are established, experienced, and very reputable. Our testimonials page is filled with the endorsements of many happy homeowners just like yourself. We’re also a BBB accredited company with an A+ rating for over six years. You don’t get that in this business unless you have a track record of treating people right!
Furthermore, everything we do is through reputable title companies, who are INDEPENDENT and DO NOT WORK FOR US. They are required to follow all real estate laws and facilitate only legitimate real estate transactions. We always engage in only real estate best practices, and our reputation with title companies is outstanding.
Q: Are you actually listing my house on the MLS or buying it?
A: Great question. We’re not agents, and we don’t list houses. We buy houses in [Oregon] that fit our buying criteria. From there we may repair the house and resell it to another home owner or keep it as a rental ourselves.
Q: Are you at-odds with Brokers?
A: Not in the least! We have fantastic relationships with many top brokers throughout Oregon, and work with many. Brokers list our properties when we re-sell, and if a seller is best served with a broker than working with us, we happily recommend brokers we know and trust to homeowners. We also work with brokers when acquiring houses on the MLS that meet our buying criteria. We love good brokers, and are happy to work with any quality real estate professional who brings value and integrity to this industry.
Q: Do you pay fair prices for properties?
A: We have to purchase a house below market value so we can resell it at a profit to another home owner. However, if you’re in foreclosure you likely don’t have equity… so we can often negotiate with the lender for a discount on the property. In the end, we have to get a fair discount on a property so we have room to make a profit when we resell it. But, we bring to the table a fast, no hassle, all-cash offer… we can close quickly, are very flexible on terms of the sale, and will buy your house in any condition. Q: How do you determine the price to offer on my house?
A: Great question and we’re an open book… so I’m glad you asked. Our process is rather simple. We look at the location, what repairs are needed, condition, and values of comparable houses sold in the area recently. So, we take everything into consideration… and come up with a fair price that works for us and works for you too.
Q: Are there any fees or commissions to work with you?
A: There are NO fees or commissions to work with us. We’ll make you an offer, and if its a fit… we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) to fix it up so it’s nice and pretty… market the house, and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and it’s payments… and oftentimes with cash in your hand).
Q: How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The average time to sell a property in many markets right now is a couple months. As you know, you pay a commission as a percentage of the sales price when you work with a real estate agent. Often times it’s 5-6% of the sales price (so if it’s a $100,000 house, you’ll pay between $5,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait several months to sell and who have room to pay the agent’s commission on the sale. Our company actually buys houses. Since we’re actually the one buying the house from you, and we pay with all cash terms… we can make a decision to buy your house within a couple days (sometimes the same day). Again, we make our living by taking the risk to buy the house with cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).
Q: Is there any obligation when I submit my info?
A: No obligation at all. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let decide what’s right for you.
Q: A family member recently passed away. Can you help with probate situations?
A: Absolutely. We are working with at least one homeowner in a probate or inheritance situation pretty much all the time. We work with family members dealing with the loss of a loved one and the financial and logistical mess that often leaves in it’s wake. From our network of title companies to attorneys and our network of professionals in the real estate space, we’ve seen what feels like it all, and we are always happy to help or connect you with the people who can in any way that we’re able.
And you have our sincere condolences. Unfortunately, this is a situation we see very often, and our hearts go out to you. We work with a lot of wonderful folks in terrible situations, and it’s impossible to not feel for them and the emotional hardship they deal with. Please know that you’re not alone and that however bleak things may seem now, there is a path through all of this, and hope on the other side.
Q: I am dealing with a divorce, and it is not pretty. Are you experiences in dealing with such situations?
A: For better or worse, we surely are. We have dealt with is all from amicable splits to abusive situations, and know how to help keep at risk people’s protected personal information safeguarded from would be wrongdoers. We have worked with divorces couples who could not communicate with one another directly anymore, and we have protected the information of at risk people while working in a professional manner with both parties.
